We are so excited to offer this project tour of an historic building on The Hill. HOK is the architect of record and Paric was the GC. Third Man Development was the developer who saw its potential and suggested it to Brown and Crouppen law firm. The project has so many features to mention here, but our Tour will not only give you a first hand look, but our tour guides will share all the spectacular details along the way. We will follow the Tour with a team and owner panel discussion. After that we are hosting a happy hour across the street! Register today!

Join us for an exclusive behind-the-scenes look at the newly renovated Brown & Crouppen Law Offices! We’ll tour the space and hear from key players in the design and construction process. You’ll have the opportunity to see the space up close, hear about the history of the building, and ask questions. Then, you can walk across the street to continue networking at Oliva on The Hill for their “Wine Down Wednesdays” including wines and small bites. Originally built in 1913 and previously used as the Magic Chef oven factory and warehouse, Third Man Development selected PARIC to convert the 50,000 sq.ft. historic structure into a loft-style office building with original architectural features. Located in the heart of The Hill, St. Louis’ historic and iconic Italian neighborhood, Kings Hill Redevelopment offers proximity to its restaurants and culture.

Renovating the former Magic Chef warehouse into local law firm Brown & Crouppen’s new office at Kings Hill transformed a long-vacant historic factory into a modern, innovative workspace that retains its architectural heritage. The project demonstrated exceptional attention to preserving historical integrity while incorporating advanced technology, ensuring energy efficiency, and enhancing workplace functionality. The development has revitalized a community landmark, boosting local business and preserving cultural history.

The firm’s commitment to safety, diversity, and community impact, alongside its innovative approach to office design, sets a precedent for post-pandemic workplace solutions, making this project a standout candidate for the Keystone Award.

The project was completed under an aggressive 12 month schedule within the City of St. Louis.

COMPLEXITY OR UNIQUENESS OF CONSTRUCTION

Knocking a building down and starting anew is arguably easier, but less sustainable. Historic redevelopment and renovation breathes new life into unique spaces and in this case, reimagines a former factory and warehouse into a modern, sought-after office space. PARIC’s selective demolition expertise and deep understanding of working in historic spaces allowed this project go meet deadline and budget without compromise.
